Ng: Iconic retail landmarks needed to lure tourists

KUALA LUMPUR: More iconic retail landmarks are needed to attract foreign tourists to the country, said Tourism Minister Datuk Seri Dr Ng Yen Yen.

Despite the economic slowdown, she said receipts from shopping were expected to contribute significantly to the country, which was expecting about 20 million tourists this year.

“Malaysia is the best place to shop with our duty free goods such as watches, sports equipment and perfume.

“Our goods are cheaper than those of other countries,” she said.

Dr Ng was launching the latest tourist attraction in town – the Liuli crystal fountain at the Pavilion shopping centre here yesterday.

At 3.6 metres, the RM8mil fountain has set a new record as the tallest Liuli crystal fountain by the Malaysia Book of Records.

MALAYSIA’S tallest Liuli Crystal Fountain was unveiled at the Bukit Bintang main entrance of Pavilion Kuala Lumpur and is set to be the nation’s new iconic landmark.

Tourism Minister Datuk Dr Ng Yen Yen launched the 3.6m by 6m Pavilion Crystal Fountain recently.

Valued at RM8mil, the fountain was conceptualised by Pavilion Kuala Lumpur in collaboration with artistic glassware expert Liuligong-fang.

It features the Bloom of Hibiscus, Malaysia’s national flower, which is described as a symbol of opulence, passion and progression.

The three bowls represent Malaysia’s multiracial culture of living harmoniously and its ascending structure signifies the growing aspirations of the people.The water converges from all directions – seen as an endless source of blessings and prosperity.

The crystal glass fountain bestows luminous wealth upon the city and the nation, and its essence is a reflection of the 1Malaysia concept.

Malaysians and tourists also have the opportunity to emulate the symbolic gesture of tossing a coin into the Pavilion Crystal Fountain, just like the Trevi Fountain in Rome, where tourists would toss a coin into the fountain and whisper their hopes and dreams.

Urusharta Cemerlang Sdn Bhd chairman Tan Sri Zainol Mahmood, whose company owns the shopping mall, said the fountain was created to be an icon that would be the nation’s pride and comparable to the best in the world.

Malaysia Book of Records founder Datuk Danny Ooi later presented a certificate acknowledging the fountain as Malaysia’s tallest Liuli Crystal Fountain to Zainol and Pavilion Malaysia deputy chairman Datin Cindy Lim.

She was involved in the project planning and designing of the integrated Pavilion KL development from day one.

Yap came on board Kuala Lumpur Pavilion in 2000 and was involved with the project planning and designing team to conceptualise the layout and positioning plans for the shopping centre.

“Right from the project’s conception, we abide by the principle of ‘form follow function’ which needs an indepth understanding of how a retail centre should function and be operated to cater to the needs and demands of all the stakeholders.

“There are many moving targets involved and we are still improving on our hardwares and softwares that include the building facility, environment, customer service, retail mix and merchandise,” she relates in a recent interview.

Yap says the bosses’ priority then was to put together a strong and high calibre team to translate their plans and vision for Pavilion KL into reality.

“The aim is to build the best retail landmark for the city of Kuala Lumpur. We have taken pains to ensure that all our planning, designs and construction are of world-class standards, comparable with the best in the world,” she adds.

The shopping centre opened its doors in October 2007 and a year later, it took home the FIABCI Malaysia Property Award 2008 under the retail category, which qualified it to enter the world-level FIABCI Prix d’Excellence.

On May 29, it brought home the industry’s Oscar – the FIABCI Prix d’Excellence Award 2009, also under the retail category. China’s Shanghai Wanda Plaza in Shanghai emerged as the second best winner.

With the award, Pavilion Kuala Lumpur is now on the map of world-class shopping centres. Other past winners from Malaysia include 1-Utama and Suria KLCC.

The prestigious award recognises projects that excel in the areas of architecture and design, development and construction, community benefits and environmental impact, and financial and marketing.

Yap says Pavilion KL is the first retail centre in Kuala Lumpur to feature sleek and ultra-modern street front duplex stores and home to flagship stores of international designer brands.

“We are currently operating at 100% occupancy with a total 450 tenants. Plans are afoot to expand the retail space by another 30,000 sq ft through the exercise of space planning.

“New stores scheduled to open in the shopping centre in the coming months include international brands like TUMI, Van Laack Swarovski, and Austin Chase Coffee,” she adds.

Yap says international shoppers should not forget Kuala Lumpur as a value-for-money shopping destination that offers a great variety of brands and shopping experience.

“In terms of retail infrastructure, Kuala Lumpur is already at par with other cities like London, Tokyo, Singapore and Hong Kong.

“Malaysia offers the cheapest branded cameras and watches although for certain branded fashion products, our prices are about 5% to 10% higher than the Hong Kong Price Index. The country also has some of the finest airports, roads, hospitals, golf courses and international schools.”

Yap stresses that to give a boost to the country’s retail potential, private retail players and the Government should work closely to package all the resources and promote them to the world.

Pavilion Group plans to expand to other places

The Pavilion Group is considering opportunities to replicate its success with the Pavilion Kuala Lumpur in other parts of the country and overseas.

Although the current soft market conditions may not make its expansion plans viable, owner Tan Sri Zainol Mahmood said the company was not ruling out having Pavilion developments elsewhere in the future.

“Having created a successful retail-focused integrated development model, we can confidently move into other new markets if the opportunity arises,” Zainol told StarBiz.

Pavilion KL is a privatised project by KL City Hall under its urban redevelopment programme to inject more life and wholesome activities into the city.

Developed by Kuala Lumpur Pavilion Sdn Bhd, a subsidiary of Urusharta Cemerlang Sdn Bhd, the four-part development is located on 12.6 acres at the intersection of Jalan Bukit Bintang and Jalan Raja Chulan.

It comprises the seven-storey Pavilion KL shopping centre, two luxury residential towers above the retail podium, a 19-storey corporate office block, and a proposed boutique hotel.

On the development concept, Zainol said the aim was to optimise on the project’s location on the last piece of prime real estate in the Bukit Bintang commercial district by adding more value to the project.

The project is located on the former Bukit Bintang Girls’ School premises. The school has since moved to Cheras.

“Pavilion KL has established itself as an iconic landmark and lifestyle destination for inner city living and shopping. It has certainly lived up to its status as the defining authority in city living, fashion, dining, and urban leisure,” adds Zainol, who is Urusharta Cemerlang chairman.

In its first year since opening for business in October 2007, the shopping centre recorded an estimated retail sales of RM1.56bil. With an average customer traffic of 83,000 a day, the shopping centre has to-date registered 48 million visitors.

With 1.37 million sq ft of net lettable space and 460 shops, Pavilion KL shopping centre was completed in September 2007. It is 100% tenanted and offers a mix of fashion, dining and urban leisure catering to the mid to upper-market segments.

Launched in 2004, the two blocks of Pavilion Residences were purchased by Kuwait Finance House at RM750 per sq ft.

Zainol said demand for high-end residences in the Golden Triangle was still good as more people were embracing inner city living.

The 19-storey office tower has also been completed and handed over to its owner, the KL City Hall.

Coming up next will be a six-star boutique hotel, Raffles Kuala Lumpur, targeted for opening in 2011. To be built at a cost of RM300mil, the hotel will offer between 180 and 200 suites.

On his market outlook, Zainol says: “Pavilion KL has established itself as an anchor of the community through its ‘totality approach’ to create a pedestrian-friendly shopping centre that in turn will transform KL into a ‘walk-able city’.

“We are happy with how the project has turned out and is upbeat of its potential.”

He added that plans were afoot to host more national and international events and promote Bukit Bintang as a must-see destination for tourists and locals.

Pavilion wins the FIABCI Prix d’Excellence Award 2009

Pavilion Kuala Lumpur is a one stop mall in the heart of the city which really trumps all the other shopping malls around it with its size and capacity. I mean, seriously, have you seen how they’ve taken over Bukit Bintang Girls School and made a huge mall. To all ex-bbgs school girls, your school now is Pavilion! It is like a landmark in the golden triangle.

Anyways, just recently, Pavilion has been awarded with a prestigious FIABCI Prix d’Excellence Award 2009 in the Retail Category. Kudos to them as they beat 26 other world class entries worldwide to win this award. The award is awarded to a retail project which represents good aesthetics, functionality and size.

Pavilion too has created walkways for people to walk through Bukit Bintang. If you notice, you can now walk through Pavilion from one area to another either inside the mall, or through the pedestrian walkways created by Pavilion. So from Bangkok Jazz at Jalan Raja Chulan area to the Sungei Wang area without getting all sweaty. What’s exciting is that how they’ve got the duplex stores with really awesome storefront from high end designer brands for all to oogle on as they walk. From really high end brands to departmental stores, Pavilion has got it all covered. Even with 100% occupancy of over 430 tenants, Pavilion will be welcoming new stores which they’re very excited about.

Pavilion also is known for its initiatives to support the arts and culture scene. Many art shows were showcased in Pavilion including celebration of the biggest festivals together with the Ministry of Culture, Arts and Heritage (KEKKWA).

Pavilion KL was awarded ‘Retail Development’ by FIABCI Malaysia Awards 2008, which made it eligible to enter the FIABCI Prix d’Excellence Awards 2009. Aside from this award, the mall has also has been awarded ‘Premier Retail Centre’ by The Brand Laureate Award 2008; ‘Best Shopping Mall’ by Anugerah Pelancongan LIBUR 2008; ‘Silver Award, Favorite Shopping Complex’ by the Diplomatic Tourism Awards 2008 that was voted by ambassadors and the expatriate community within Malaysia; and ‘Most Magical Mall’ for Christmas 2007 by the Ministry of Tourism Malaysia in the Best Decorated Mall contest held in conjunction with Malaysia Year End Sale 2007. LIFESTYLE destination Pavilion Kuala Lumpur has been awarded the prestigious FIABCI Prix d’Excellence Award 2009 in the Retail Category, outclassing 26 other entries worldwide.

The lifestyle destination hosted a grand celebration on Friday to formally receive the award from FIABCI world president Lisa Kurrass.

The ceremony was officiated by Federal Territories Minister Datuk Raja Nong Chik Raja Zainal Shah, who was accompanied by Kuala Lumpur mayor Datuk Ahmad Fuad Ismail.

The illustrious award was received by Pavilion Malaysia deputy chairman Datin Cindy Lim, who was accompanied by Urusharta Cemerlang Sdn Bhd chairman Tan Sri Zainol Mahmood and Omer Abdulaziz Al Hamed from Qatar Investment Authority, which has a 49% stake in the project.

Pavilion KL Grabs Fiabci Retail Award 2009

KUALA LUMPUR, May 29 (Bernama) — Pavilion Kuala Lumpur has won the Fiabci Prix d’Excellence Awards 2009 international property award under the retail category.
Fiabci is the French acronym for the International Real Estate Federation.

The first runner-up for the retail category was Shangh

ai Wanda Plaza, Shanghai, China.

Awarded by an international panel comprising top real estate professionals and experts, the Fiabci Prix d’Excellence rewards overall merit and not just aesthetics, functionality or size.

The winners will gain access to unique international platforms for their projects and companies throughout the extensive Fiabci network of more than 60 member countries and over 120 professional organisations worldwide.

The awards presentation ceremony was supposed to be held during the 60th Fiabci World Congress in Beijing.

However, it was called off three days before it was due to begin on May 19 on concerns over the spread of the A (H1N1) influenza.

Instead, the ceremony was held here in Malaysia for Pavilion Kuala Lumpur to receive the award from Lisa Kurrass, the new Fiabci World president.

The award was received by Datin Cindy Lim, deputy chairman of Pavilian Malaysia Sdn Bhd.

Pavilion Kuala Lumpur has a total of 450 tenants across 1.3 million sq ft of net of retail space.

It has received about 48 million visitors since its opening in 2007.

Fashion makes up 60 percent of its retail composition, 21 percent food and beverages and 19 percent urban leisure.

Raffles Hotels aims to be KL rate leader

The prestigious Raffles Hotel & Resorts expects to be the most expensive hotel in Kuala Lumpur when it opens in Pavilion Kuala Lumpur in 2011.

Raffles is now the rate leader in seven out of the eight markets it is in. In Dubai, the rate leader is the Burj Al Arab in Dubai. In Singapore, Raffles last year closed at an average room rate (ARR) of S$1,000 (RM2,420) per night.

Fairmont Raffles Hotels International (FRHI) executive vice-president David Roberts expects the hotel to have an ARR that’s a fifth higher than the leader at that time.

“We will position ourselves as a rate leader,” Roberts said.

Currently, the rate leader in the capital is Mandarin Oriental at over RM600 per night.

Roberts was speaking to reporters following an agreement signing ceremony between Raffles Hotel Management and Harmoni Perkasa Sdn Bhd.

Harmoni Perkasa is a wholly-owned subsidiary of Urusharta Cermerlang Sdn Bhd. Pavilion Kuala Lumpur is 51 per cent owned by Urusharta and 49 per cent by the Qatar Investment Authority.

The signing ceremony confirmed a Business Times story in April that Raffles will open at Pavilion Kuala Lumpur in 2011.

Raffles Kuala Lumpur will have 200 rooms and suites measuring a minimum of 50 sq metres – 50 per cent larger than most five-star hotel rooms.

Raffles expects to be able to achieve a gross operating profit of between 35 per cent and 45 per cent in Malaysia. FRHI, meanwhile, has confirmed the opening of 15 more Raffles hotels between 2010 and 2012.
